Matthews™ completed the portfolio sale of CarwashU, located at 6929 103rd Street, Jacksonville, FL and 950 Park Avenue, Orange Park, FL. The transaction was structured as a business sale with a simultaneous sale-leaseback to a third party. This allowed the business buyer to reduce the amount of capital required to purchase the operations. Senior Associate Beryl Grant and Associate Vice President Clay Smith managed the sale.

Matthews™ brokered the sale of Southland Crossings, a grocery-anchored shopping center located at 300 Doral Drive, Boardman, OH. The 245,678 square foot property represents the third-largest grocery-anchored center sold in Ohio in 2021. The transaction closed at $28,400,000 and was handled by Senior Associate Jonah Yulish, Associate Vice President Zack Bates, Executive Vice President and National Director Ben Snyder.

Matthews™ brokered the acquisition of a two-property multifamily portfolio in Los Angeles. The assets are located at 21707 Saticoy Street, Canoga Park, CA, and 20815 Sherman Way, Winnetka, CA. The portfolio was 77 units total and closed at $17,500,000 at a five percent cap rate. Associate Adam Feldman, Senior Associate John Boyett, and Senior Vice President and Senior Director Daniel Withers handled the transaction.

Matthews™ completed the sale of a Walgreens property, located at 2903 N US-17 Hwy, Mount Pleasant, SC. The deal was completed off-market and closed at $8,326,000.

Matthews™ completed the sale of Truck Service Depot, a single tenant industrial property located at 4785 Fulton Industrial Blvd SW, Atlanta, GA. Built in 2018, Truck Service Depot serves as a mechanical shop and repair service. The transaction closed $750,000 over the list price at $7,000,000. Associate Vice President Harrison Auerbach and First Vice President and Senior Director Alexander Harrold handled the transaction.

Matthews™ completed the sale of a 157-unit single-family rental portfolio in Ruston, LA. The property is 100 percent occupied and closed within 98 percent of the list price. Associate Fabiha Muhammad and Market Leader Andrew Gross handled the transaction.

Matthews™ brokered the sale of 100-102 Wheeler Street, New Haven, CT, an approximately 133,650 square foot industrial property located directly in the Port of New Haven. The deal closed at $21,437,000, at a six percent cap rate. The sale set a cap rate record for all industrial properties sold in the New Haven MSA.

Matthews™ announces the addition of senior real estate agent Matthew Kovesdy to their Cleveland office as Associate Vice President. Kovesdy brings over five years of commercial real estate experience, including a previous position as a Senior Associate at Avison Young where he completed over $150M in sales and leasing transactions across the industrial, office, and retail property sectors. Along with Cleveland Market Leader Matthew Wallace, Kovesdy will expand the Industrial Division in the Midwest.

Matthews ™ listed Santa Monica Mini Storage, a storage facility located at 1620 14th Street and 1621 Euclid Street, Santa Monica, CA. The property is one of the first listings available for redevelopment as the city of Santa Monica is in the process of changing zoning standards that would encourage multifamily development at the listed property. The asset is listed by Shane Avera, Bill Pedersen, and Maxx Bauman.
